Commercial Roofing Solutions: Choosing the Right System for Your Business


Commercial roofs might not get a lot of attention. However, that doesn't mean that they don't matter. In truth, the type of roofing system you choose can have a great impact on your business, affecting not only the amount of money it spends but the amount of property maintenance it has to worry about as well.

That begs the question: what types of commercial roofing solutions exist out there? More importantly, which of these are the best for your property? We're going to help you decide that, reviewing some of the most common commercial roofing solutions on the market today.

TPO

First up is TPO or Thermoplastic Polyolefin. A single-ply roofing material, it's made out of polypropylene and ethylene and is fused together with the use of heat. It works like a membrane, blocking the roofing components below from rain, sunlight, and other elements.

Generally speaking, TPO lasts around 25 years. This is with very few maintenance requirements.


EPDM

Next up is EPDM or Ethylene Propylene Diene Monomer. This roofing material is made out of rubber and synthetic polymers and does a tremendous job of resisting sunlight, water, and temperature variations.

One of the most popular commercial roofing materials in existence, it's both affordable and durable. With limited maintenance, it can last for over 50 years.

Note, however, that it does puncture easier than other options. While these punctures can be repaired, their repair can get expensive over the years.


Modified Bitumen

Modified bitumen roofing consists of asphalt and synthetic polymers. This combination gives it terrific flexibility, allowing for substantial resistance to temperature changes.

Generally speaking, it's added in layers. Sometimes, this is with the use of a hot mop. In other cases, it's added with the help of a torch or in the form of adhesive sheets.

Modified bitumen roofs last around 20 years. In most cases, they require very little maintenance to get there.


PVC

Another commercial roofing material to consider is PVC or Polyvinyl Chloride. This material consists of two sheets of vinyl with a sheet of polyester wedged in between them. It offers toughness, sun resistance, fire resistance, water resistance, and more.

A weldable material, PVC roofing can form a watertight attachment with other sheets of PVC. This prevents any and all water seepage. With very little maintenance, PVC roofing can last up to 30 years.

Now, you might worry that PVC roofing would be prone to punctures. However, in reality, it's extremely tough, and only rarely tears.
